117 Victoria Street in Potts Point is a residential development by Ceerose with architecture by Koichi Takada Architects, planned across 10 levels, 25 apartments and 3 basement levels on a 1,201 square metre site. The constrained footprint, dual street frontages and heritage setting require precise coordination of structure and building services. Goldfish and Bay is delivering the full building services scope, including hydraulic, mechanical, electrical and fire engineering, supported by spatial planning, maximum demand modelling, ventilation strategy, water and drainage design and fire system integration from basement B3 to the rooftop plant zones. The building’s effective height of approximately 28 metres introduces additional requirements for egress, fire separation and performance based assessments, which are being addressed through close coordination with Ceerose and Koichi Takada Architects as detailed design progresses.
